Pricing your home properly is one of the most important things that you can do to get the highest price possible, in the shortest amount of time.

Remember back when sellers were putting their homes on the market at one price, and then received a dozen offers that drove the price to $50,000 over their original asking price?  Who set the final price on the home, the buyer or the seller?  THE BUYER!

Well, even though the market has slowed a little, it is still the buyer who sets the price.  So, the name of the game is to get as many buyers to come to look at your home as possible.  How do you do that?

By setting the price at, or even below the market.  What will happen is that more people will come look at your home, more people will want to make an offer on it, and all of a sudden, you have 4 or 5 offers.  They will compete to buy your home, and they will still drive the price to what the market will bear.
